The project

Three new homes on Beach Road

Beach Road is three new homes over a shared basement on the Beaumaris foreshore, designed by Aych Architects. It is a substantial site with a basement to come, and a finished setting that looks straight out to the bay.

We are delivering it for the client on an open-book project management basis. That decision shapes how the whole job runs.

How we are delivering it

Open book, alongside the client

On an open-book engagement, we manage the build for the client and every cost is visible. Trade prices, invoices and the running budget are shared in full, and our fee is agreed and transparent. The client sees exactly what we see.

It is a model that rewards trust and suits an involved client. There is no margin hidden in the trades and no surprise in the monthly claim. Decisions are made together, with the real numbers in front of everyone, and the program and procurement are run with the same structure we bring to any build.
