The project

A period home with a moisture problem

This Bentleigh home is a period house with a hidden problem. Long-standing moisture had taken hold below and within the building, and the result was mould through the affected rooms. The work was always going to be as much about the cause as the symptom.

We were brought in early, before the scope was fixed, to understand what was driving the moisture and to plan a fix that would hold.

Early involvement

An ECI engagement, before a single wall came down

Our early contractor involvement set the project up properly. We delivered the drainage engineering for a new surface drainage plan, a landscape design to move water away from the building, and the subfloor remediation costings and documentation that told the owner what the work would take.

Alongside the building work, the mould was treated as its own discipline. Independent spore sampling, IICRC-certified mould treatment, and completion testing to confirm the rooms are clear before they are closed up.

Why Siji

The value is in getting in early

A moisture problem punishes a builder who only treats what they can see. By engaging early, we could deal with the cause: drainage, ground levels and the subfloor, not only the damaged rooms above.

It is not a large project, but it shows how we work on every job. Understand the problem, document the fix, treat it properly, and build the result. The owner gets bathrooms that look right and a house that stays dry.
